RES 2026-13 DOD The Hammonds at Five Notch AdoptedRESOLUTION NO. 2026-13 ACCEPTING A DEED OF DEDICATION FOR THE WATER DISTRIBUTION SYSTEM, SANITARY SEWER, FIRE SUPPRESSION SYSTEMS, AND ASSOCIATED EASEMENTS AND RIGHTS OF WAY, ALONG WITH A MAINTENANCE GUARANTEE AND LETTER OF CREDIT, FOR THE HAMMONDS AT FIVE NOTCH WHEREAS, The Hammonds at Five Notch, LLC developed The Hammonds at Five Notch according to the requirements of the North Augusta Planning Commission; and the City, and owns the water and sewer utilities and easements; and WHEREAS, pursuant to §5.8.4.3 of the North Augusta Development Code, the Director of Planning and Development and the City Engineer approved the final subdivision plat for recording on January 21, 2026; and WHEREAS, it is the policy of the City that, upon approval of a final subdivision plat, the City will, following inspection by the City's Engineering department, accept a deed of dedication for the utilities, etc. for the purpose of ownership and maintenance when said deed is accompanied by a maintenance guarantee; and WHEREAS, a maintenance guarantee and supporting letter of credit accompany the deed; and WHEREAS, the City Engineer has made final inspection of the subject improvements and these improvements meet City standards. NOW THEREFORE, BE IT RESOLVED that the Mayor and City Council of the City of North Augusta, South Carolina, in meeting duly assembled and by the authority thereof, do hereby accept a deed of dedication for: ALL those certain pieces, parcels or lots of land, with any improvements thereon, situate, lying and being South of the City of Aiken, in Aiken County, South Carolina, being shown and designated as Wicklow Circle ( 40' R/W), Attabury Pass ( 40' R/W), and Cloisters Way ( 40' R/W); with all curbs, gutters and storm water drainage pipes and improvements located within the right-of-ways of the aforesaid roads all as is shown and designated on that certain Record Plat of The Hammonds at Five Notch, prepared by H & C Surveying, Inc. dated September 15, 2025, and recorded January 26, 2026, in Plat Book 67, Pages 650-655 , Aiken County Records. Reference is made to said plat for a more accurate and complete description of the metes and bounds of the subject property. BEING a portion of the property conveyed to The Hammonds at Five Notch, LLC from Calvin H. Bruce, Jr. by Title to Real Estate dated October 3, 2019, and recorded in the Office of the RMC of Aiken County, South Carolina on October 4, 2019, in Record Book 4804, Page 2350. Tax Parcel No. 006-07-09-008, 006-12-01-001, and 006-12-01-002
