RES 2013-30 Adopted RESOLUTION NO. 2013-30 ACCEPTING A DEED OF DEDICATION FOR THE STREETS, COMMON AREAS, SANITARY SEWER, STORMWATER COLLECTION AND FIRE SUPRESSION SYSTEMS, AND ASSOCIATED EASEMENTS, ALONG WITH A MAINTENANCE GUARANTEE AND CERTIFICATE OF DEPOSIT, FOR WOODSTONE, PHASE III WHEREAS, Woodstone Development, LLC developed Woodstone, Phase III according to the requirements of the North Augusta Planning Commission and the City, and owns the streets, common areas, utilities and easements; and WHEREAS, pursuant to §5.8.4.3 of the North Augusta Development Code, the Interim Director of Planning and Development and the City Engineer approved the final subdivision plat for recording on July 25, 2013; and WHEREAS, it is the policy of the City that, upon approval of a final subdivision plat, the City will, following inspection by the City's Engineering department, accept a deed of dedication for the streets, utilities, etc. for the purpose of ownership and maintenance when said deed is accompanied by a maintenance guarantee; and WHEREAS, a maintenance guarantee and Certificate of Deposit accompany the deed; and WHEREAS, the City Engineer has made final inspection of the subject improvements, and these improvements meet City standards. NOW THEREFORE, BE IT RESOLVED that the Mayor and City Council of the City of North Augusta, South Carolina, in meeting duly assembled and by the authority thereof, do hereby accept a deed of dedication for: ALL those pieces, parcels, lots or strips of land with the improvements thereon, situate, lying and being in the City of North Augusta, Aiken County, South Carolina being in the Woodstone Subdivision, Phase III as shown on a plat of same by Southern Partners recorded herewith in the Aiken County RMC Office in Plat Book 57, Page 325. Said parcels being named and delineated as follows: A) Rippling Creek Lane B) Oakbrook Drive C) 0.58 acres labeled "Detention Area" D) 3.50 acres labeled "Common Area 1" E) 2.25 acres labeled "Common Area 2" F) 1.24 acres labeled "Common Area 3" G) All of Grantor's right, title and interest in the sanitary sewer lines, sewer system, stormwater sewer drainage facilities, fire suppression RESOLUTION ACCEPTING DEED OF DEDICATION— WOODSTONE, PHASE III Page 2 systems and drainage and utility easements shown on the aforesaid plat together with the necessary right of access to use said easements. For more specific description, reference should be made to the aforesaid plat which is made a part and parcel hereof This being a portion of the property conveyed to Grantor by deed of Metro Homes Sites, LLC recorded March 22, 2005 and recorded in Deed Book 2499 at Page 210. Tax Parcel Number 005-10-06-003 (Portion) BE IT FURTHER RESOLVED that a Maintenance Guarantee and Certificate of Deposit valued at $104,000 are hereby accepted.
